Tell us where you are and what you own in Miami. We handle the local side.
Quick Answer
Owners who live outside Florida or outside the United States can sell Miami property without traveling. A local listing brokerage prices the property, coordinates preparation and vendors, markets it, manages showings and buyer qualification, negotiates the contract, and coordinates inspections, appraisal and closing with your title company or closing attorney. Whether documents can be signed electronically or remotely notarized depends on the transaction and the closing professionals involved.
Distance is a logistics problem, not a legal barrier. What absentee owners need is a Miami team that can stand in the property, talk to the building, meet the photographer, open the door for inspectors and keep the contract moving on Miami time. That is the service on this page — for owners in Latin America, Europe, Canada, Brazil, elsewhere overseas, or simply another U.S. state. If you are living in Miami and selling here, our Miami seller representation page covers the standard process.
Remote Seller Representation for Miami Property Owners
When you cannot walk the property yourself, the quality of your local representation becomes the deciding factor in price, timeline and how much of your attention the sale consumes.
Property Valuation & Pricing Strategy
We build the price from evidence: recent closed comparable sales, what is actively competing in the same building or street, the property's present condition, and the position of the line, floor, view or lot within its market. From there we set a list price and a positioning strategy — where the property sits against competing inventory, and how timing affects it. Owners who want a starting figure can begin with a Miami property valuation, and current Miami market conditions provide the wider backdrop.
Property Preparation & Vendor Coordination
We arrange and oversee the work that makes a property presentable — cleaning, minor repairs, touch-up paint, staging where it earns its cost, professional photography — through licensed and insured local vendors, not in-house labor. We coordinate access with your property manager, tenant or building staff, and confirm the work is completed as scoped before the property goes live.
Marketing, Showings & Buyer Qualification
The listing goes to the MLS with professional photography and, where the property justifies it, video. From the MLS it syndicates to the major consumer portals, and we add targeted digital exposure and broker-to-broker outreach within our network. Every showing is scheduled and accompanied on our side, and we qualify buyers — proof of funds or lender pre-approval — before your property and your time are spent on them.
Offer Negotiation & Transaction Management
We analyze each offer on price and on the terms that decide whether it closes: financing type, deposit, contingency periods, inspection and repair posture, appraisal exposure, association approval requirements and closing timeline. Once under contract we manage deadlines and the flow of documents between you, the buyer's side, the title company or closing attorney, and the association.
Supreme Capital Real Estate Agents Miami provides real estate brokerage representation. We are not a law firm, tax advisor or CPA, and we do not perform licensed contracting work — we coordinate with the qualified professionals who do.

Selling a Miami Property While Living Outside the U.S.
Your absence does not mean the property has to sit unmanaged. In practice, selling from another country comes down to six things: a reliable communication rhythm across time zones, dependable physical access to the property, a local team empowered to coordinate on the ground, a clear decision-making process for you, documents handled electronically wherever the transaction allows, and qualified professionals in the roles that require a license.
We agree at the outset on how you want to be reached — WhatsApp, email or scheduled calls — and on which decisions need your approval versus which we simply handle. That single conversation prevents most of the friction remote sellers experience. Ownership itself is not the obstacle: non-U.S. owners hold and sell Florida property on the same terms as residents, as our guide on whether foreign nationals can sell Florida property explains.
You also do not need to be in Miami to list. Owners weighing a trip can read how to manage a Miami property sale remotely, and how long it takes to sell a house in Miami sets realistic expectations on timing.
How We Manage Your Miami Property While You Are Abroad
This is the part absentee owners cannot outsource to a website. Someone has to physically be there — repeatedly — between listing and closing.
- 01
Property Access
We arrange and hold keys, fobs, gate codes and elevator reservations, and we facilitate access for every vendor, photographer, inspector and appraiser.
- 02
Vendor Coordination
Cleaners, handymen, painters, landscapers and stagers are scheduled, met on site and reviewed before payment is recommended.
- 03
Photography Preparation
The property is cleaned, staged and detailed before the photographer arrives — lights on, blinds set, clutter removed, terrace and views clear.
- 04
Showing Access
Showings are scheduled around building rules and tenant rights, and accompanied so your property is never left open or unattended.
- 05
Building & Association Contact
We communicate with condo management on access rules, elevator and move policies, estoppel requests and buyer approval procedures.
- 06
Presentation Monitoring
We check on the property through the listing period so what buyers see matches the photography — landscaping, cleanliness, condition.
- 07
Inspection Coordination
Inspectors and appraisers are met on site, and we report findings and repair requests to you with our recommendation.
- 08
Remote Reporting
You receive activity, feedback, showing counts and pricing observations on an agreed schedule, in your time zone.
To be precise about scope: we coordinate, arrange and facilitate the selling process and work with local vendors on your behalf. We are not acting as your property management company, and long-term care of a property outside a live listing is a separate service.
Preparing Your Miami Property for Sale Remotely
Condition is what buyers price. Before photography we assess the property honestly and recommend only work that returns more than it costs — decluttering and removing personal items, deep cleaning, small repairs a buyer's inspector would otherwise flag, and touch-up paint where walls read tired on camera.
Staging is a judgment call. A vacant condo or a furnished second residence that reads dated usually photographs better staged; a well-furnished, well-kept home often does not need it. We tell you which situation you are in rather than defaulting to the upsell.
Professional photography, and video where the property and price point justify it, are non-negotiable. All of this is scheduled around one clean window of property access so vendors are not tripping over each other and your listing is not delayed. For the full seller playbook, see our Miami home selling service.

Marketing Your Miami Property to Qualified Buyers
Marketing does not create demand that is not there. It makes sure the buyers who exist for your property actually see it, understand it, and can act on it.
- 01
Presentation First
Professional media, an accurate and specific listing narrative, and correct data — beds, baths, square footage, fees, features — before a dollar goes to promotion.
- 02
Pricing as Marketing
The list price determines which buyers ever see the property in their search filters. It is the single highest-leverage marketing decision.
- 03
MLS Exposure
Full MLS listing with complete data and media, which is where cooperating brokers and their buyers actually work.
- 04
Portal Syndication
Syndication from the MLS to the major consumer real estate portals where buyers search independently.
- 05
Digital Marketing
Targeted paid and organic digital exposure for the listing, weighted to the audiences most likely to transact on that property type.
- 06
Broker-to-Broker Outreach
Direct outreach to agents active in your building, street or price band — often the fastest route to a qualified buyer.
- 07
Property-Specific Positioning
Waterfront, line and view, new-construction quality, school proximity or rental flexibility — whatever the actual buying reason is, is what we lead with.
- 08
Buyer Qualification
Proof of funds or lender pre-approval before showings and before offers are treated as serious, which matters more when you are approving decisions from abroad.
We do not promise a guaranteed sale, a specific price, or a private global database of waiting buyers. What we commit to is disciplined pricing, professional presentation, full exposure and honest reporting — and telling you early if the market is answering differently than we projected. Owners at the top of the market can also review our Miami luxury real estate representation.
Managing Offers, Inspections and Appraisals From Abroad
You stay the decision-maker; we handle everything that has to happen in Miami. Each offer arrives with our written analysis: net proceeds at that price, the strength of the buyer's financing or proof of funds, deposit size and escrow timing, the length and breadth of inspection and financing contingencies, appraisal exposure if the buyer is borrowing, association approval requirements, and the proposed closing date.
During inspection we provide access, attend where useful, and translate the report into what actually matters — items a reasonable buyer will press on versus noise. Repair requests come to you with a recommendation and cost context, and we negotiate the response. If the buyer is financing, we meet the appraiser, provide comparable sales support and the improvement history you have given us, and address a low appraisal promptly if one occurs.
Condo and HOA transactions add their own layer: estoppel requests, association documents, buyer application and approval, and building move-in rules that can shift a closing date. We track every contract deadline against the calendar and tell you well before a date can be missed. Owners who want the mechanics in depth can read how to sell a Miami property remotely.
Coordinating Your Closing From Abroad
How your closing is executed depends on the transaction: which title company or closing attorney is handling it, the documents involved, where you physically are on the closing date, the notarization those documents require, and whether a lender is involved on the buyer's side.
Electronic signatures and remote online notarization are available in many Florida transactions, and a power of attorney is another route sellers use — but not every closing can be completed entirely remotely, and the closing attorney or title company determines what is acceptable in yours. We raise this early, coordinate document flow, and keep the schedule realistic for international time zones and courier needs.
For the detailed mechanics of remote execution, see our guide on how real estate closings work remotely in Florida.
FIRPTA and Professional Tax Coordination
If you are a foreign person for U.S. tax purposes, your sale may be subject to FIRPTA withholding at closing. Whether it applies, at what rate, and whether any exemption or reduced-withholding path is available depends on you and on the specifics of the transaction.
Our role is real estate representation and transaction coordination. We flag FIRPTA at the start rather than the week of closing, work alongside your CPA, tax advisor and closing attorney, and make sure the closing agent has what it needs on time. Tax advice itself must come from a qualified tax professional or attorney — please engage one early, because some elections have to be made well before closing.
For background on how withholding works, see our guide to FIRPTA for foreign sellers.
Receiving Your Sale Proceeds After Closing
Your proceeds are disbursed by the closing or title agent, not by us. After recording, the agent releases net funds according to the settlement statement — sale price less payoffs, prorations, closing costs, commissions and any applicable withholding.
Most non-resident sellers receive funds by wire. That requires accurate wire instructions in the closing agent's file, and the agent's own identity and beneficiary verification, which is stricter for international accounts. Coordinating with your bank ahead of closing — confirming the beneficiary name matches title, and that the account accepts incoming USD wires — prevents the most common delays. International wires can take additional business days and may involve intermediary bank fees and currency conversion by the receiving institution.
Banking, currency and tax treatment of the funds are matters for your bank and your tax professional; we do not advise on them.
Wire fraud is the real risk in a remote closing. Wire instructions should always be independently verified by phone with the closing or title professional — using a number you already have, not one from an email — before funds are sent or any change of instructions is accepted.
Selling a Miami Condo, Waterfront Home or Second Residence From Overseas
The coordination burden of a remote sale changes with the property. These are the differences that actually affect your timeline.

Condo
Building access rules govern everything — showing windows, elevator reservations, vendor certificates of insurance. Add association documents and the estoppel request, any buyer application and approval process, and disclosure of assessments or pending special assessments. We work directly with management so these do not surface late.
Waterfront
Condition and presentation extend past the house: dock, lift, seawall and shoreline are part of what the buyer is pricing, and photography needs the right tide and light. Specialized features draw specialized inspections, which means more on-site coordination on your behalf.
Second or Vacation Residence
Often vacant, sometimes seasonally furnished, and reliant on someone local for access. We handle re-opening the property, deciding what furnishings help the sale, and preparing a home that has not been lived in for months so it does not photograph or show as neglected.
How to Choose a Miami Real Estate Agent When Selling From Abroad
Selling remotely narrows what matters. Genuine local presence comes first — someone who can be at the property this week, not a name on a sign. Then communication: a defined channel, a defined reporting cadence, and responsiveness that accounts for your time zone rather than ignoring it.
Ask specifically about pricing knowledge in your building or street, not Miami generally. Ask who coordinates preparation and vendors, and whether they attend. Ask how many transactions they have closed with a seller who was never in the room, and how documents were executed. Ask how negotiations are presented to a client who cannot be phoned at 4 p.m. Miami time.
Finally, ask about closing coordination — who tracks deadlines, who talks to the title company or closing attorney, and who tells you when something is off schedule. If you are more comfortable in Spanish or Portuguese, we represent sellers in both.

What Is Your Miami Property Worth?
Portal estimates do not know your line, your view, your renovation or your building's current inventory. A seller abroad needs a property-specific valuation built on recent closed sales, what is competing right now, the property's actual condition, its exact location, and the features buyers in that market pay for.
Send us the address and we will prepare it — no travel required, and no obligation to list.
Remote Seller FAQs
Can I sell my Miami property while living outside the United States?
Yes. Non-U.S. owners can sell Florida property on the same legal footing as residents, and you do not have to be in the country to do it. The practical requirement is local representation to handle access, preparation, marketing and the transaction. Background: can foreigners sell property in Florida.
